摘要：当下，房地产是一种资本密集型行业，资本是影响其生存壮大的最重要因素。企业的资本结构是否安全合理直接影响着企业的生死存亡，更是保持其行业竞争优势和实现企业价值最大化的关键所在。所以，研究企业资本结构存在的问题，寻找相应的优化策略对企业的发展具有重要意义。30896
本文开始阐述了资本结构理论的发展历程，接着以万科作为房地产行业的代表对我国房地产上市公司的资本结构进行分析。分析得出房地产上市企业资本结构存在负债规模略有保守，负债结构不合理，股权结构相对分散等问题。最后针对万科 出现的问题提出相应的优化措施。

The research of Vanke Capital structure optimization
 Abstract：As a capital-intensive real estate industry,funding has been an important factor affecting the survival and development of the industry.Reasonable, secure enterprise capital structure related to the survival and development,and it is also the key to maximizing enterprises to maintain a strong competitive advantage and business value can be achieved.Therefor,analysis and optimization of the capital structure of enterprises is of great significance to study.
This paper starts with the definition of capital structure and related theories.And then to China's real estate industry leading Vanke Company as the research object, on the real estate listed company capital structure present situation and problems are analyzed.Analysis of the real estate listed companies capital structure of the existing debt scale is slightly conservative, unreasonable debt structure, ownership structure is relatively decentralized problems. Finally, in view of the above problems combined with Vanke Company's overall situation puts forward the corresponding countermeasures and suggestions.
