摘要：房地产作为支撑我国整体市场经济的支柱型行业，对其它有联系的产业发展和解决就业问题起到了至关重要的作用，是一个高度关联产业。随着我国该行业的不断发展，该类企业所遇到的问题也愈发明显，其中对资本结构进行优化的问题尤为明显。本文在已有的理论研究的前提下，把房地产行业上市公司当成研究对象，针对目前房地产企业的资本结构的状况以及存在的问题等方面进行了深入研究，并且结合我国资本市场的实际情况寻找合适的资本结构动态优化方式，提高公司的价值，实现真正意义上的优化。72096

Abstract：Real estate plays an important role on the development of other related industries and expand employment problem , as the pillar industry of the national economy, that is a highly related industry。 With the constant development of real estate industry in China, the problems that real estate enterprises are faced with, are also increasingly prominent 。Among them, the structure optimization problem are more significant 。 In this paper, on the basis of the analysis that have been published , use the real estate industry companies as the research object, aiming at researching the true situation of the capital structure of listed companies in the real estate industries , problems existing, and combined with the actual situation of our country capital market , to find the right means of dealing with capital structure dynamic optimization, improve the company's value ,and optimize in the true sense。
