摘 要城市轨道交通随着城市化进程的不断加快,已经逐渐成为经济大都市中广泛被采用的一种公共交通方式。其方便准确安全等特点,成为了人们出行的重要选择,地铁的建设促进了周边商业、娱乐、文化等基础设施的发展。房地产受到地铁建设带来的直接交通利好因素和相关设施发展因素的影响,价格不断上升。如今地铁的建设和房地产开发都成为了人们关注的热点,研究城市轨道交通对周边房产价格的影响非常切合实际。88400
本文介绍了城市轨道交通的概念和特点,从宏观和微观两个角度介绍了房地产价格的影响因素。之后从三个方面讨论了地铁对沿线房价的影响机制。并以宁波市轨道交通一号线为例,利用特征价格模型分析地铁对沿线房地产价格的影响。发现在其他条件不变的情况下,到地铁站的距离每增加一千米,沿线房价会下降1。4个百分点。
最后,对本文的内容进行了总结,提出了相关政策意见。并指出本文研究中存在的不足,对未来的研究进行展望。
With the acceleration of urbanization process,urban rail transit becomes the most widely used public transport methods in economic metropolis。Because of its fast,punctual,accident rate and other features,urban rail transit has become an important choice to go out。And the construction of urban rail transit promote the development of surrounding commercial,entertainment,culture and other infrastructure constructions。And the urban rail transit promotes the rise in the surrounding real estate prices。Nowadays,people pay more attention to the construction of the urban rail transit and real estate development,so studying the effects of subway in the real estate price is very realistic。
This paper introduces the concept and characteristics of urban rail transit,analysis the influence factors of real transit from the perspective of macro and micro。Besides,I discuss the urban rail transit impact on real transit prices along the mechanism from three aspects。Taking ningbo city rail transit line 1 as an example,using characteristics of price model to analyze the impact on the real estate prices along the subway。Found in the case of other conditions are unchanged, if the distance to the subway station increase every km, along the house prices will fall by 1。4%。
Finally, the content of this paper is summarized, put forward some policy Suggestions。And points out the insufficiencies of this paper, and prospect for future research。
