摘要随着我国国民经济的快速发展以及人民日益增长的物质文化需求,近年来,我国房地产业也随之蓬勃发展。然而,在我国住房抵押贷款业务快速发展的过程中,其金融风险的隐患也不断地暴露了出来。商业银行在提供住房抵押贷款的过程当中,面对的外部不稳定因素是个人贷款者的资信与房地产市场的变化。6523
本毕业论文从住房抵押贷款的基本概念、住房抵押贷款的特点分析以及住房抵押贷款流程入手,对住房抵押贷款过程中所存在的一些主要风险进行概念介绍和种类介绍,并探讨住房抵押贷款中的主要风险的影响因素。并通过对住房抵押贷款风险成因的探讨最终提出现阶段对已我国住房抵押贷款的风险防范措施。希望能够在我国商业银行在进行住房抵押贷款过程中最大限度地降低其将面临的风险。

Abstract
In recent years, with the rapid development of China's national economy and the people's growing material and cultural needs, China's real estate industry began to flourish. However, in the process of rapid development of housing mortgage loan business in China, the financial risk has been exposed. In the process of housing mortgage loans, commercial banks face of external factors of instability is change of inpidual borrowers credit and real estate market.
This article starts from the basic concept of housing mortgage loans, the housing mortgage loan characteristics analysis and the housing mortgage loan process, to introduce the concepts and types of some of the main risk which exists in the process of housing mortgage loans, and discuss the factors affecting the main risks of housing mortgage loans. And through discussing the reasons of the formation, finally raised the countermeasure for the risks of the housing mortgage loans. Hope to be able to reduce the risks of the commercial banks during lent the housing mortgage loans.
