摘 要：本文为了验证房价更多地是与公共服务相关而不是与粗放的公共投资相关，计量中既考虑了公共品数量指标也放入了公共服务指标，并且根据公共服务非均等化对城市房价影响的实例分析，得出公共服务水平的非均等化经过一定时间的积累会资本化到房价上，进而表现为房地产价值的增加，从而加剧了我国房地产价格的差异性，这启示着我们，政府要想解决我国房价差异这一问题，就必须转变政府职能，制定合理的基本公共服务均等化标准，改善财政支出结构，加大政府转移支付力度，改革户籍制度，建立惠及全民的公共服务体制，做好公共服务供给的规划工作，从源头实现房价的扁平化。64128
