非财务指标对业绩评价的应用研究江苏汇川房地产为例

摘要：企业采取单一的财务指标进行业绩评价的方法己经越来越无法满足当今日益复杂的市场环境的需求，仅仅满足于对财务业绩的评价，将无法实现业绩评价的合理性与完整性，因此，在业绩评价体系中引入对非财务方面的评价已成为各界人士了解企业经营与发展信息的必要手段。近年来，房地产行业的迅速发展直接拉动国民生产总值的提高，对国家经济发展产生较大的积极影响。本文以江苏汇川房地产有限公司为例，对其所在房地产行业的特点进行分析，通过总结影响房地产开发企业业绩的关键因素，选取相符的非财务指标并建立模糊分析模型阐述并验证非财务指标的评价过程，使非财务指标更加正确反映房地产企业业绩、适应发展需求、满足各方业绩评价信息使用者的需要。85565

Abstract: It is more and more difficult to meeting the needs of increasing market environment by adopting the simple financial indicators into enterprise performance evaluation 。 If only satisfied with the evaluation of financial performance, enterprise won’t achieve performance’s rationality and integrity。 Therefore, introducting non-financial evaluation into the performance evaluation system has become so necessary that all walks of life can access to the information of business’s management。 In recent years, the rapid development of the real estate industry have stimulating the improvement of gross national product directly and having a greater positive impact on the development of national economic。 This paper takes Jiangsu Huichuan Real Estate Co。, Ltd。as a example, by analyzing the characteristics of the real estate industry to find the key factors influencing the performance of the real estate enterprises,and selecting the non-financial indicators and establishing the fuzzy analysis model to illustrate and verify the non-financial indicators Evaluation process, so that non-financial indicators reflect the performance more correctly, meet needs of all people who use the performance evaluation information。
