摘要：上市公司作为国家发展的基石，其财务成果和经营成果是否客观，是否正常，涉及到千千万万利益相关者的利益。在众多上市公司中，房地产企业占据着很大的比重，地产行业对我国经济的影响越来越大，已经成为我国国民经济的支柱。房价不断攀升引起的经济泡沫，让房地产行业的发展饱受争议。企业发展能力是企业持续发展未来价值的源泉，是企业的生存之本，获利之源，因此对企业发展能力的分析和评价有着重要的现实意义。本文以世茂公司为例对上市房企的发展能力进行了分析与评价并对其发展能力进行了趋势预测，由此对如何提高上市房企的发展能力提出了一些建议。76950

Abstract ：As the cornerstone of national development，weather the financial results and the operating results of listed companies are correct and objective or not，is related to thousands of the interests of the stakeholders。 In many listed companies, real estate enterprises occupies a great proportion, real estate industry became the pillar industry of the economic development of our country in a very short time。The rising housing price caused the economic bubble and made the development of real estate industry controversial。 The developing ability of enterprise is the source of the development , the survival and the profit support ,so the analysis and evaluation of the developing ability of the enterprise have important practical significanceIn this paper,I took Shimao Company as an example to analyze and evaluate the developing ability of real estate industry,and also forecast its trend of development,thus putting forward some suggestions to improve the developing ability of the listed real estate industry。

1 引言
1。1研究的背景
房地产是人类生产生活和全部社会活动所需要的最基本物质基础，也是人类社会生活中所拥有的重要社会资源。在证券市场刚刚起步发展之时，我国已经存在了一部分房地产上市企业，到2015年为止，沪深股市中专门从事房地产开发的公司已经有上百家。房地产企业经过二十多年的探索与发展，快速成为我国的支柱型产业之一，并且与经济、社会、文化的发展有着密切的关系。房地产作为一个典型的资金密集型产业，其资金投入量大，回收期长与变现能力差的特点，决定了其很有可能会面临巨大的财务问题从而影响其发展能力。近几年在我国宏观调控政策和金融政策的双向作用下，我国的房地产市场先扬后抑，最终以观望落幕。2010-2011年，央行共进行了5次加息，并提出“新国八条”、“限购令”等新的政策，随着买房首付比及贷款利率的提高，市场交易量逐渐萎缩，使房地产事业进入了低谷期。到了14年部分城市又先后取消限购，市场又慢慢回春，15年下半年开始苏州房价领涨全国，又带动了一波购房热和房价上涨热。由此可见房地产的发展具有一定的波动性。房地产行业有着其特有的特殊性，因此具有一定的风险问题，如：资产负债率较高、通货膨胀、利率风险和投资风险等等，房地产企业怎样继续发展，提高自身的发展活力，克服特有的风险，这些问题都值得深入探讨、研究和分析。论文网 上市房企世茂公司发展能力分析与评价:http://www.youerw.com/kuaiji/lunwen_88347.html
