房地产上市公司多元化经营绩效研究

摘要：房地产是我国经济的支柱产业，对经济的发展与人民的生活起着举足轻重的作用。在经历了“黄金十年”的发展后，房地产行业面临着成本及投资风险高、利润摊薄、竞争加剧的现状，越来越多的房地产公司为了分散经营风险和提高自身的竞争力纷纷实施了多元化经营战略。但也因为房地产行业高风险、高收益的特殊性，其多元化经营成为我们关注的重点。本文从房地产行业发展现状出发，以沪深两市40家房地产上市公司作为样本，通过建立模型，对2013—2015年财务数据进行描述性分析和回归分析，以研究我国房地产上市公司多元化经营与公司绩效之间的关系，为我国房地产今后的多元化发展提供理论性建议。81599

Abstract: As a pillar industry of our country's economy, real estate plays an important role in the development of economy and people’s life。 After the development of the "golden decade", the real estate industry is faced with high cost and investment risk, diluted profits and increased competition。 More and more real estate company have implemented a persified business strategy in order to spread the risk and improve their own competitiveness。 But also because of the particularity of the high risk and high income, persification of the real estate industry has become the focus of our attention。 From the development status of the real estate industry, this paper is based on forty real estate listing corporations in the Shanghai and Shenzhen as a sample。 By establishing model, I select 2013-2015 financial data for descriptive analysis and regression analysis to study the relationship between corporate persification and corporate performance of China's real estate listed。 It provides theoretical advice to the persified development of real estate of our country in the future。
