摘要从1949年中华人民共和国建立到1978年改革开放,再直到今日,我国发生了天翻地覆的变化,当今社会正值一个经济高速发展的时代,许多产业都在飞速的发展,房地产业作为之一,也有了质的发展,国家发布了许多政策为了深化我国的住房制度,为的是使人们住上房,住好房,近几年,房地产业创造的产值在我国的国民经济中占得比例越来越高,正因为这个原因,房地产现在的位置变得相当重要,正因为重要,研究房地产才变得很有意义,研究房地产的价格是研究房地产发展的一种手段,房地产价格问题的研究是房地产能否稳定有序的发展的有力保障。我们所熟知的价格变化的原理可以通过房地产价格的研究来体现。从20世纪初期住房制度改革发展到现在,徐州市房地产市场已经具有一定规模,房地产经济在全市经济发展中占有越来越重要的地位,与此相对应的是房地产价格也在持续上涨。现代社会,买房成了一个焦点问题,每个家庭需要买房。 因此对房地产价格进行研究具有重要的意义。本文从重点从数据角度上分析,次要的从文字上分析房地产价格的影响因素, 认为各因素是通过改变房地产的供需状况, 进而影响房地产价格的。并且, 应用spss17.0软件,运用相关分析,多元回归分析方法对各因素进行定量分析。39530
