摘 要：随着我国市场经济的稳步发展,房地产市场和住房制度改革的逐步完善和规范,房地产市场竞争越来越激烈,房地产业已经成为我国国民经济的重要组成部分,但是作为一种高收入、高风险的投资,房地产业中还存在许多不合理的地方,尤其是投资前期的可行性研究方面还比较落后。目前我国的房地产市场出现了很多问题,这与房地产开发企业在投资决策前没有重视可行性研究有关。房地产项目可行性研究是房地产开发决策过程中的重要步骤,也是房地产开发项目决策的重要依据。它通过对所要开发项目的全面分析,各方案的评价和比较,从而保证了在技术上可行,经济效益上显著,环境上允许,经济上合理。房地产项目开发前进行详细的可行性研究有利于加强房地产开发项目指标的控制,可以减少投资的盲目性,促进城市土地流转,提高企业的经济效益,推动房地产市场的不断完善和健康发展。85538
