摘 要：目前我国房地产企业融资模式有限，银行贷款是主要的融资来源。在当前国家信贷紧缩的大背景下，房地产融资日益艰难，很多房地产企业陷入融资困境。同时我国金融业发展日渐成熟，这也给房地产企业的多元化融资提供了更大可能。万科地产是房地产业的代表性企业，它的多元化融资渠道值得其他企业参考借鉴。本文以万科房地产为研究对象，通过案例分析法，分析了万科地产的资本结构和融资模式，总结了我国房地产企业多元化融资的对策，期待我国房地产企业在融资道路上走得更好。71828

Abstract： At the present, the financing mode of the real estate enterprise is limited in our country, bank loans are the main source of financing. In the context of the current state of the credit crunch, the real estate financing is becoming harder, as a result, many estate enterprises are facing financing difficulties. Meanwhile, the financial industry development is becoming more and more mature, which provides the higher possibility of real estate in persified financing. Vanke is the representation of the real estate industry enterprises and its persification of financing channels are deserved to be followed . With Vanke as a case in this article and by means of case analysis, to study the capital composition and financing mode of Vanke , in order to sum up the enlightenment of persified financing for real estate enterprises in our country. Finally, I expect that our real estate enterprise will walk on the financing way better.

1 引言

1.1研究背景及意义

我国房地产业自20世纪90年代起步，经过20多年的迅猛发展，已成长为我国城市化进程中新兴发展的现代化和基础性产业的代表，是支撑我国国民经济的重要组成部分。
