摘 要：城市基准地价在时间上、空间分布上具有较强的相关性和特殊性，随着土地市场的不断壮大和城市建设的快速发展，地价已然成为土地市场运作的一个重要信息和价值判断标准，其时空演变趋势已成为当今土地管理中值得深入我们探讨的课题。本文以淮安市主城区为研究区域，以住宅用地基准地价为研究对象，运用地统计分析相关方法和克里金插值的方法，建立2010-2014年淮安市主城区住宅用地数字地价模型，从宏观层面上，研究了整个区域的住宅地价空间演化趋势；从中观层面上，选取典型地价剖面对比分析住宅地价的时间演化趋势。通过城市住宅基准地价时空变化的研究，以期能够及时、直观、准确地掌握城市的地价水平和地价动态分布规律，进而为城市地价的宏观调控、合理利用土地资源提供参考依据。77461

Abstract：Urban benchmark land price in time, space distribution has a strong correlation and particularity, with the rapid development of the land market and urban construction, land price has become an important information and value judgment standard of land market operation。 Its spatial and temporal evolution has become a topic worthy of further study in the land management。 The taking Huaian City as the study area, the benchmark of residential land price as the research object, using statistical analysis method and Kriging interpolation method, established in 2010 to 2014 Huaian City in the main urban area of the digital land price model。 Thereby, the research on the related areas of residential land price spatial and temporal evolution characteristics。 From the macro level, the research on the spatial evolution trend of residential land price in the whole area, from the middle level, select the typical land price profile comparison analysis of the time evolution trend of residential land price。 Through the study on the temporal and spatial changes of urban land price, to timely, intuitive, accurately master cities premium levels and land price dynamic distribution, to for the macro-control of urban land price, the rational use of land resources to provide reference。

1 前 言
