一元线性回归模型自由贸易区的设立对浦东房地产经济的影响

摘要：上海自由贸易试验区在2013年9月29日正式成立，涵盖了上海市外高桥保税区、外高桥保税物流园区、洋山保税港区和上海浦东机场综合保税区等4个海关特殊监管区域。论文论述了商品住宅价格的成因及其影响因素, 介绍了自由贸易试验区的分类、性质以及上海自由贸易试验区的设立背景，阐述了上海的房地产现状、政策，研究分析了随着上海自由贸易试验区的设立浦东房地产经济状况。通过房地产项目在自贸区设立前后的对比情况，针对上海浦东的商品住宅，选取浦东外高桥板块作为实例来研究房地产价格的变化趋势。通过价格预测模型进行预测，判断自由贸易区周边地区商品住宅的价格趋势。使用一元线性回归模型，建立模型分析经济状态发展。最后通过浦东房地产经济的变化和上海房地产价格的走势的对比、分析，研究得出了上海自由贸易试验区对于浦东房地产经济的影响。58113

Through real estate projects in the establishment of free trade area before and after comparison, according to the Shanghai Pudong commercial housing, select Pudong Waigaoqiao plate as an example to study the trend of real estate prices. Through the price forecasting model to predict the price trend of commodity housing in the surrounding areas of free trade area, using a linear regression model, the model analysis of the development of economic status. Finally through the Pudong real estate economic change and the Shanghai real estate price trend contrast, analysis, the Shanghai free trade test area for the Pudong real estate economic impact.
