摘  要：在市场经济活动中，财务风险是现代企业面对市场竞争的必然产物，经济活动的高风险迫使企业必须识别所面临的财务风险。为了减少企业损失，维持企业正常运营，而制定和实施有效的风险防范措施。本文以万科集团对外发表的财务报表和年度审计报告为分析对象，结合资产负债表和利润表，通过杠杆分析等方法来分析企业的财务状况和经营成果。发现企业的偿债和营运等方面存在财务风险，并从内外部分析财务风险，从而提出有效的解决方法使房地产企业可以预防财务风险。92826

Abstract : Economic activity in the market , the financial risk is a modern enterprises face the inevitable product market competition , high-risk economic activity forced the enterprises to identify financial risks faced by the understanding of the nature and risk of the occurrence of the risk of accidents caused by the loss of the possible consequences 。 and the formulation and implementation on the basis of their most effective risk prevention measures to avoid the adverse consequences that may arise, reduce potential losses, maintain normal business operations。Secondly based on the financial statements and annual audit report, then the trend analysis and structure analysis of the balance sheet, income statement,of the Vanke company, the revevant financial indicators and the Leverage analysis。 Find the solvency of enterprises, operating ability and financial risk, And from the internal and external analysis of financial risk, so as to propose effective solutions to the real estate business can prevent financial risks。
