摘要：目前国内的房地产行业竞争不断加剧，消费者的商铺需求也在慢慢地提高，房地产商业策划越来越重要。本设计结合房地产项目商业策划的理论指导，综合运用定量分析法、系统分析法、归纳分析法和定位分析法，对花漾城项目进行商业策划。本文立足房地产行业发展的大环境，分析了当前淮安市房地产市场现状，主要从项目环境分析、项目定位、项目营销策略和经济评价四个方面进行研究，为房地产项目制定出一套适应当前环境、适合顾客需求的商业策划方案。相信本设计能够取得理想的投资和收益，对提高房地产企业竞争力起到积极的作用，同时为房地产商业策划提供一个范例。92057

Abstract：At present, the domestic real estate industry competition intensifies, consumer demand for shops is also slowly increasing, more and more important real estate business planning。 This design combines the theoretical guidance of the real estate project business planning, the comprehensive use of quantitative analysis, system analysis, inductive analysis and positioning analysis method for the city planning projects。 Based on the development of the real estate industry environment, analyzes the present situation of the real estate market in Huaian City, studied mainly from four aspects of project environment analysis, project location, project marketing strategy and economic evaluation for the real estate project to develop a set to adapt to the current environment, customer demand for the business plan。 I believe this design can achieve the desired sales results, to improve the competitiveness of the real estate business has played a positive role, while providing an example for the real estate business planning。

我专业学习的主要内容和选择的论文主题是房地产营销策划方向，营销策划方案应该是该方向比较典型的学习内容。因为我自身对营销策划方案比较感兴趣。个人认为这类设计总体涉及的内容比较全面，可以充分地运用和发挥大学四年中所学习的专业知识。
