摘 要:我国近年来经济发展迅速,社会消费结构和产业结构都得以升级,房地产业成为我 国社会经济发展的支柱产业。然而随着房价的不断飞涨,我国也通过颁布相关政策法 规达到对房地产行业调控的目的,这使得房地产业将面临更大的财务风险,并且,房 地产行业受整个社会经济状况和外界金融危机的影响比较大,因此房地产公司随时面 临巨大的财务风险。本文通过分析影响房地产业财务风险的外部和内部因素,将财务 风险分类,并选取指标从偿债能力、运营能力和盈利能力分析样本公司可能面临的财 务风险,归纳出存在问题,为提高我国房地产上市公司财务风险管理水平提出解决的 建议和措施。

Search on Financial Risk of Real Estate Listed Companies
Abstract:With the rapid development of China’s economy, industrial structure and social consumption structure have been upgraded, the China’s real estate industry has become a pillar industry of social and economic development as well. However, with the increasing house prices, China has promulgated new policies and regulations to adjust and control the real estate industry, which makes the real estate industry will face grater financial risk. Additionally, the real estate industry is affected by the whole socioeconomic status and the external financial crisis, as a result, the real estate companies is facing the huge financial risk at any time. This paper will classifies the financial risks, selects the indicators, and analyzes related financial risks from the solvency, operational capacity and profitability of the sample companies, by analyzing the internal and external factors that affect the financial risk of the real estate industry. In order to improve financial risk management level of the real estate listed companies in China, this paper also provides some suggestions and solutions.
