摘要：本文详细介绍了商业综合体的发展现状，并完整介绍了云南怒江商业综合体建筑方案设计。毕业论文首先简要介绍了项目概况及设计理念，并陈述方案设计的背景。分析当前商业综合体设计中存在的问题，如建筑规模过大，消防及交通难以组织；着眼于未来商业综合体的发展方向及发展趋势，本设计出发点立足项目所在地的地形地势条件，关键解决以下问题：1.建筑所在场地的竖向设计，商业布局及与1号楼5星级酒店之间的衔接，通过屋顶广场解决竖向交通组织问题；2.通过室外空间结合场地的竖向条件设计群体建筑的消防，疏散及车行交通；3. 照顾商业空间的多样性，综合性及人性化原则，设计中集中体现在建筑的室外广场，街道空间及室内空间的组织上，通过丰富空间的创造而达到商业综合体的空间设计要求。20697

Abstract：
This text describes the status of the development of commercial complexes, and a complete description of the Nujiang commercial complex architectural design.The paper begins with a brief overview of the project and design concept,and state design background.Analysis of the current issue commercial complex designs exist, such as building size is too large, fireproof and transportation is difficult to organize; focused direction and development trend in the future commercial complex, the design starting point based on the project site topography conditions, the key to solving the following the problem:1、 a construction site where the vertical design, layout and commercial building between a 5 star hotel convergence, vertical transportation organizations to solve problems through the roof plaza; 2、binding site conditions through vertical design outdoor spaces. Fire group building, evacuation and dealers traffic; 3、to take care of commercial space persity, comprehensive and humane principles embodied in the design of the building on the organization's outdoor plaza, street space and interior space, through a rich space create space to achieve commercial complex design requirements.

一、商业综合体发展现状：
“商业综合体”，是将城市中商业、办公、居住、旅店、展览、餐饮、会议、文娱等城市生活空间的三项以上功能进行组合，并在各部分间建立一种相互依存、相互裨益的能动关系，从而形成一个多功能、高效率、复杂而统一的综合体。商业综合体是出于城市土地资源的高度集约需要而产生的，因此其在城市的核心区域和未来的核心区域，具体的位置大致可以分为四类：新开发区的中心商贸区、城市副中心、CBD和交通枢纽。城市商业综合体的开发模式，单纯以商业为主，占整个建筑综合体开发面积大约45-65%的比例。创业比例占3-5%的比例；真正以休闲和娱乐为主的城市商业综合体目前正在发展，比例大概占到30%左右，从开发商的实践当中可以看出，这四种开发模式当中，开发商的倾向性是非常明显的。休闲商业综合体难点在于文化的活化、休闲业态的市场化、商业地产的盈利化，文化活化是灵魂、休闲业态是关键、盈利模式是核心。
我国城市综合体的发展历程尽管短暂但发展迅速，由于城市综合体的城市综合体在促进城市经济发展和运营等方面的重要作用，一些有条件的城市已经把城市综合体作为改变城市形象和环境，进行城市新区开发和旧城区改造等城市建设的主要载体和手段。例如，杭州提出了建设20个新城，涵盖旅游、商贸、商务、金融、奥体、博览、枢纽、高等教育等100个多功能城市综合体的宏大计划，以此来实施杭州“城市国际化”战略。 云南怒江商业综合体设计+文献综述:http://www.youerw.com/gongcheng/lunwen_12572.html
