摘要 ：作为投资项目前期工作的重要内容，可行性研究对项目具有十分重要的作用，是坚持科学发展观、建设节约型社会的需要。南京市新城G60地块是青龙地铁小镇内重要的建设项目，它的建设将配合南京城市发展的战略需要，势必为青龙片区的产业提升提供强有力的支持。本文结合多方资料，对项目所在地的经济人口环境、发展规划、宗地现状以及南京住宅的消费者需求都进行了详细的分析，对比了同区域周边其他楼盘项目，在搜集了多方资料的基础上进行一定的科学估算，然后重点提出了两个规划方案，在技术、经济和财务三个方面进行了分析，并对备选方案进行择优选择，从而使房地产开发项目决策更加科学化，也为房产开发项目的实施和控制提供了参考。91216
