摘要：房地产开发作为一个高风险的行业，其投资规模大、建设周期长并且环节多、涉及面广等特点导致风险因素复杂繁多并且难以量化，再加上其易受国家调控政策的影响，所以其投资风险的管理对于开发商而言极为重要。21619
本文首先简要介绍了房地产项目开发风险管理的国内外研究现状，阐述了本文的主要研究内容。然后结合现今我国对于房地产市场严格控制，不断发布房地产宏观调控政策的现状，给房地产市场做了简单的分析与预期。提出房地产项目开发风险管理的必要性。接下来总结论述了房地产项目开发风险管理的相关理论知识。房地产项目开发风险管理研究是通过风险识别和分析认识项目风险，然后使用科学合理的管理办法和手段对项目风险实行合理有效的监控，从而降低风险带来的损失，保证了以最少的成本去实现项目目标的过程。遵循房地产项目的特点，识别和分析房地产项目开发过程中存在的风险因素，根据分析结果得出应对和监控房地产项目开发风险的措施。最后结合奉贤A房地产项目实例，针对项目开发的全过程，分阶段识别该项目的风险因素并分析风险程度，提出应对措施，毕业论文为项目的投资决策提供了科学的依据。

Research on development of real estate project risk management

The following summary this paper discusses the development of real estate project risk management relevant theoretical knowledge.
