摘要物业管理是伴随着社会经济的发展和住房制度改革后而出现的新型综合服务。我们的物业管理行业经过20多年的发展,已经茁壮成长。但随之而来的物业收费纠纷也是逐年递增,本文主要阐述物业管理收费的现状,先由物业管理收费的产生及发展开始,分析出物理管理收费纠纷的类别,然后导出物业管理收费纠纷产生的原因,最后写出物业管理收费纠纷的对策及建议。本文末尾以小区物业收费的纠纷和商业性的物业收费纠纷两起具有代表性的案例为例,给出了这两种收费纠纷产生的原因、解决对策及建议。由于物业管理行业因素、开发商遗留问题、业主大会和业主委员会运作不规范和其它社会问题、导致了物业管理收费纠纷的产生。对此我们应该加强政府对物业管理的监管作用,加强物业管理行业的自律意识,规范物业管理服务企业运作行为、提高服务质量,成立业主委员会,充分发挥业主作用,对开发商遗留的问题上积极进行更正,切实做好物业管理服务矛盾纠纷的调处,来避免物业管理服务收费纠纷的产生。50623
