笔者根据郡王府项目统计的数据，论文首先分析展望了泰兴房地产市场的发展现状和未来趋势，详细描述了郡王府项目区域经济和房地产市场，结合项目自身优劣点对产品进行了定位。为确保项目的可实施性，重点放在项目的区域经济分析、市场定位、投资估算、财务分析与评价以及投资风险评估方面。总结出本项目定位为中高端产品，项目总建筑面积52601㎡，分2期开发，项目总投资为4.42亿元，经测算项目净现值4332万元，项目内部收益率21%，但项目在资金上存在风险，必须做好销售工作。
