摘 要：由于掌握最前沿的房地产市场信息，是企业管理人员和投资的重要决策指标。本文对沭阳县建福家园项目进行市场分析。分析出：房地产开发成本直接决定了项目的商品价格水平；而房地产价格的高低又影响着客户的购房能力；当消费者对楼市的未来预期看好时，会减少当前的需求数量，增加对商品房的未来需求数量：消费者对未来的预期部分来源于政府出台的楼市政策。房地产商可以通过发挥项目优势、抓住市场机会、加大广告的宣传力度、提高销售员的专业化水平、详细分析客户购买行为等方法来提高商品房的销售数量。62663

Abstract：Due to grasp the forefront of the real estate market information is great importance in enterprise management and investment decision. This paper is about the Jianfujiayuan project for market analysis. Conclusion that: real estate development costs can directly determines the commodity price level of the project, and the real estate price impact and the customer purchase ability. When consumer expectations about the future of the housing market value will reduce the amount of the current demand. Increasing the number of future demand for commercial housing and consumer expectations for the future part comes from the government's housing policy. Real estate developers can be achieved by giving full play to the advantages of the project to seize market opportunities and increase advertising propaganda and improve the specialization level of salesman, detailed analysis of customer buying behavior and other methods.

1 设计选题说明
1.1 选题依据
