中国商业地产的困境分析

摘要：商业地产本质上与住宅地产不同，他们的功能与用途不同。商业地产的内容丰富，包括写字楼、购物中心、商业街、主题商场等形式。商业地产的运营模式有三种，包括只租不售、出售、租售结合模式，各模式都有自身的优势和劣势，其中租售结合的模式在未来存在很大的前景。商业地产在特定的时间内兴起，得益于房产新政的颁布和中国经济的快速发展，比如万达广场这类的商业地产都取得了很大的成功，本文有具体论述。但是由于经济下行压力、网购冲击以及商业地产自身创新不足，中国商业地产面临巨大困境。如何突出重围，找到生存的契机，面对困境寻求解决方法，有待分析。93186

Abstract：Commercial real estate is essentiallydifferent from residential property。Their functions and purposes are different。 The content of commercial real estate is rich, including office buildings, shopping centers, commercial streets, theme shopping malls and so on。 The operation mode of commercial real estate has three kinds, including only rent, sale and rental combination mode。Each mode has its own advantages and disadvantages, rental combination mode has great prospect in the future。 Commercial real estaterises in a specific time, thanks to the promulgation of the real estate New Deal and the rapid economic development of China, such as Wanda Plaza。This kind of commercial real estate has achieved great success。This paper has a specific discussion。 However, due to the economic downward pressure, the impact of online shopping and the lack of innovation of commercial real estate。Commercial real estate faces great dilemma。 How to get through the close siegeand find the opportunity to survive, seek solutions in the face of difficulties。It has to be analyzed。
