摘要:社会主义市场经济体制下的投资活动遍及中国社会经济发展的方方面面。从微观经济角度上,项目投资经济效益分析与投资者的经济利益密切相关;从宏观经济角度上,项目投资经济效益分析也影响着社会资源的合理配置和社会生产力的持续发展。虽然我国房地产市场开放时间不长,但发展迅速,目前已经形成了一个规模庞大、

错综复杂的市场体系。房地产项目投资经济效益分析旨在研究投入与产出的对比关系,为项目投资的可行性做出客观评估,同时为项目建设对宏观经济发展的影响做出科学判断。

本文结合XD商住小区的实际情况,不局限于从单一项目角度对项目投资经济效益进行分析,从整体的规划方案出发,在对房地产项目的投资成本和利润收入进行合理估算的基础上,综合运用静态评价方法与动态评价方法对XD商住小区进行项目投资经济效益分析,为投资者的投资决策提供参考,从而实现资源的有效配置。

Economic Benefit Analysis On Real-estate Investment Project

Abstract:Under the circumstances of the socialist market economic system, investment activities pervade all aspects of social economic development of China. From the micro-economic point of view, the economic benefit analysis of investment project is closely related to the economic benefits of investors. From the macro-economic point of view, the economic analysis of investment project also affects the rational allocation of social resources and the sustainable development of social productive forces.

Although China's real-estate market is not open for a long time, it has now formed a large and complex market system with the rapid growth of the national economy. The analysis of the economic benefits of real-estate projects is aimed at studying  the comparative relationship between input and output, making an objective assessment of the feasibility of project investment, and making scientific judgment on the impact of construction project from the view of macro-economic development.

Based on the situation of XD commercial district, this essay is not limited to the analysis of the economic benefits of the investment project from the perspective of a single project. The essay starts with the overall planning. Based on the reasonable estimate of the investment cost and profit income of the real-estate project, the essay analyzes the economic benefits of XD commercial district with the static evaluation method and the dynamic evaluation method, and provides reference for investors' investment decision, so as  to realize the effective allocation of resources.
