摘要：房地产现已成为当代经济的朝阳产业，成为整个社会经济发展的主要支柱。房地产开发作为收益较高的行业，成为许多投资者争相投资的对象。然而，房地产开发因为其本身的特点，如开发时间长，规模大等，要求开发企业需要投入大量资金，资金是房地产开发企业不断扩大再生产的关键因素。而面对如此巨大的资金量，单纯依靠公司的自有资本是满足不了发展需求的，因此负债经营就成为房地产开发过程中的主要经营策略。适度的负债经营能快速，及时提供资金，满足企业的生产经营，提高企业的经营效益，但在企业发展之中，也存在一些问题。本文以宿迁富园房地产开发有限公司为研究对象，分析其在负债经营中的情况，找出存在的问题，并相应提出完善的解决措施。55290

Abstract:Real estate has become a sunrise industry of modern economy, become the main pillar of the entire social and economic development. However, real estate development ，due to its own features such as the length and larger scale of developing,needs massive funds to be poured in by enterprises.Fund is the key for real estate development enterprises to expand reproduction.And in the face of such a huge financing volume, relying on the company's own capital is to meet the development needs, so the indebtedness becomes the main management strategy in the process of real estate development.Modest indebtedness can quickly and timely to provide funds, meet the production and operation of enterprises, improve the management benefit of enterprise, but in the enterprise development, also has some problems. 1 引言
