摘要21世纪是人类经济快速发展的全新时期， 然而21世纪也是人类面临资枯竭、生态破坏、环境污染最为严重的一个阶段。房地产行业本身作为一个高能耗、高污染、高投入的产业，如何实现人类社会的可持续发展是全人类面临的一项重大挑战，这必然也是房地产企业亟需参与和解决的一个重大难题。正因为如此，为了人类社会的可持续发展，为了加快建成资源节约型、环境友好型社会，房地产业必须快速实现由高能耗、高污染、高投入的行业到低能耗、无污染、低投入行业的转型。绿色房地产会是房地产企业转型的必然趋势。绿色房地产是从房地产的规划设计、施工建设以及后期的物业管理的各个阶段，通过合理的规划设计、高效率的施工建设以及完善的物业管理体系，将太阳能、风能、环保建材等等融入到人类赖以生存的住宅当中，从而实现资源的合理利用，社会经济与资源、环境的和绿色和谐共处。75954

绿色房地产是近年来伴随居民生活水平提高探索更高精神诉求而衍生的一个新型理念，它不仅体现了人类对于资源的有效合理的利用，环境污染有效的控制的热切希望，更加代表了人类与社会友好相处的精神追求。本文以徐州地区为例，分析了当下绿色房地产业存在的矛盾和问题，相信对未来绿色房地产的发展也会起到一定的指导意义。

The Study of the present Condition of Development ,Development Trend and the Existing problem of Green Residential Property——Taking Xuzhou as An Example

Abstract Twenty-first Century is a completely new period of rapid development of human economy, however, it is also the most serious stage of human resource depletion, ecological destruction and environmental pollution。 Real estate industry itself as a high energy consumption, high pollution, high investment in the industry, how to achieve the sustainable development of human society is a major challenge facing humanity, which necessity is a main problem that the real estate enterprises need to participate in and to solve。 Because of this, for the sustainable development of human society and the construction of a resource-saving and environmental friendly society, the real estate industry must achieve rapid transition from high energy consumption, high pollution, high investment industry to low energy consumption, no pollution, low investment industry。 Green real estate will be the inevitable trend of the real estate enterprise transformation。 Green real estate is from the real estate planning and design, construction and property management late stages, with the construction of the rational planning and design, high efficiency and the improved property management system, making solar energy, wind energy, green building materials and so on integrate into the human’s residential, so as to realize the harmonious coexistence of resource reasonable use, social economy and resource, environment and green。

Green real estate is in recent years a new concept, with the improvement of people's living standard to explore higher spiritual pursuit。 It not only reflects that human beings make reasonable and effective use of resources, 

and have the fervent hope to take effective control of environmental pollution, but also represents the spiritual pursuit of harmonious relationship of human and society 。 This paper taking the Xuzhou area as an example, analyzes the contradictions and problems of the current green real estate industry, and believes that the future development of green real estate will also play a certain guiding significance。
