本文通过2009年至2014年间镇江房地产市场各个方面的消费数据进行分析,研究江苏省镇江市房地产市场的结构、消费规律等。通过分析数据,预测未来房地产市场的发展趋势,得出国家政策的宏观调控对房地产市场发展的影响。通过09年到14年镇江房地产市场供应量、成交量、销售面积、销售总额、成交均价、国有建设成交用地成交量、成交价格、成交占比以及2014年镇江房地产市场成交情况的分析,对未来几年镇江市房地产市场发展进行趋势预测,并给出一定的建议意见。逐步完善国家政策体系以及房地产市场体系,促进其健康稳定合理的发展。另外,本文运用SPSS软件进行数据的处理以分析以及图形的绘制。

Abstract Benign development of the real estate market has a very important role in promoting for the growth of national economy steady, and the development of the real estate market has been more and more strongly linked to people's lifewith the development of economy and the stability of house prices。 So learning the situation of real estate development in an area has very important significance for studying the region's economic situation, economic development and residents' living standard。
In this paper, the consumption rules and the structure of the real estate market of zhenjiang city in jiangsu province are researched through analyzing all aspects of consumption data of the real estate market from 2009 to 2014 years。 Moreover, the future trend of the development of the real estate market in Zhenjiang is predicted and the influence of national policy on the development of real estate market is obtained by analyzing the data。 Through the analysis of Zhenjiang real estate market from 09 years to 14 years, including supply, volume, sales area, sales volume, the average transaction price, state-owned construction land turnover, transaction price, turnover ratio,and 2014 Zhenjiang real estate market turnover , we can forecast the development trend and give some advice on the development of Zhenjiang's real estate market in the next years。 In order to promote the healthy and stable development of the market, we think that the government gradually improves the national policy system and the real estate market system。 In addition, SPSS software is used to process the data and plot graphics in the paper。
