摘要随着我国经济的逐步发展,房地产业已经成为我国国民经济不可或缺的重要组成部分。从二十世纪九十年代末开始,随着房改制度的深入发展,我国房地产市场呈现出一片繁荣景象。然而,繁荣的背后,其潜藏的风险却也不容忽视,尤其是在房地产业与金融业紧密相连的今天,房地产金融风险问题更是成为了一个热门话题。45329
亚洲金融风暴、美国次贷危机等仍让世界经济心有余悸。对此,本文将从房地产业与金融行业的联系以及房地产金融的相关概念出发,回顾国外房地产泡沫引发金融风险的几个典型案例,进而在我国房地产金融市场发展现状的探究以及相关风险指标分析的基础上,对我国的房地产金融风险体系进行必要的评价,并借此探究风险具体种类及其成因,尝试提出可行性风险防范措施。 毕业论文关键词:房地产金融; 房地产金融风险; 风险防范
Abstract
With the development of the economy in our country,the real estate industry has become the important part of the economy. And with the further development of the housing reform system, our country’s real estate market is showing the view of booming since the late 1990s. However, behind the prosperity, the latent risks also should not be ignored, especially considering the real estate industry and financial industry are closely linked today, real estate financial risks have become a hot topic.
The terror of Asian financial crisis and the US subprime mortgage crisis had fallen on the world economy. To this, this article will contact from the relationship between the real estate industry and financial industry and the related concepts of the real estate finance, review the typical cases of foreign real estate bubble caused financial risks. Further, on the basis of the exploration of the present situation of the real estate financial market and the analysis of the financial risks system, to explore the specific types of risk and its causes, and finally to come up with some feasible risk prevention measures.

1.研究背景
随着我国经济的大力发展,房地产业已经成为我国的支柱型、先导性产业,也成为了我国经济发展中不可或缺的重要一环。从二十世纪九十年代末开始,随着房改制度的深入开展,我国房地产业呈现出一片欣欣向荣的景象:在供求方面,房地产投资规模、房屋施工面积等快速增长,近七年年均分别增长22.7%和19%;而在需求方面,商品房销售额和销售面积等也在逐年增长,近七年年均分别增长21%和10%。
然而,在一片繁荣背后,其凸显和潜在的风险也时刻拨动各界紧绷的神经,如近期我国部分地区出现的弃房断供现象,尤其是在今天房地产业与金融行业唇齿相依的情况下,房地产金融风险问题更是成为热点话题。房地产业具有周期长、投资大、价值大的特点,而金融市场涉及层面广、风险传递机制迅速,二者结合,一旦出现恶性泡沫,将对我国,乃至对全世界经济产生致命的打击。
