摘要在我国房地产业的发展一直是备受关注,房地产业的发展与我国人民切身利益是息息相关的。而且房地产业作为我国主要的经济来源之一,掌握了房地产业的发展就是掌握了国民经济发展的大致方向。房地产市场的有序、健康的发展是我国经济快速的大步向前的必要条件,因此,为引导全国房地产行业健康发展提出了一系列的指导政策,同时研究房地产市场发展的影响因素是势在必行的。

本文选取兰州市作为为研究样本,从供给因素和需求因素两方面选取土地出让价格、房地产开发成本、住宅实际开发面积、国民经济发展水平、居民收入水平、城市化水平、住房实际销售面积、居民消费价格指数8个因子为评价指标。在定性分析的基础上,基于SPSS采用相关性分析和多元线性回归分析方法对商品住宅价格进行分析。分析结果表明:土地出让价格、房地产开发成本、国民经济发展水平、居民收入水平、城市化水平、住房实际销售面积、居民消费价格指数与销售价格呈正相关、实际开发面积与销售价格呈负相关。其中,对兰州市房价影响程度较大的因素有居民收入水平、城市化水平。建立的模型如下:72310

Analysis on the Influencing Factors of Commercial Housing Price in Lanzhou City

Abstract

In the development of China's real estate industry has been a concern, the development of the real estate industry is closely related to the vital interests of our people。 And the real estate industry as one of the main sources of economic development in the real estate industry is to master the general direction of the development of the national economy。 The real estate market orderly and healthy development is a necessary condition for the big step forward in the our country economy fast。 Therefore, in order to guide the health development of national real estate industry proposed a series of policy guidance, and study the influencing factors of the development of the real estate market is imperative。

This paper selects Lanzhou City as as the research sample, from two aspects of supply and demand factors, selects the land transfer price, the cost of real estate development, housing the actual development area, national economic development level, and the residents income level, urbanization level, the actual sales area of housing, the consumer price index eight factor as evaluation indexes。 On the basis of qualitative analysis, the price of commercial housing is analyzed by using correlation analysis and multiple linear regression analysis method based on SPSS。 Analysis results show that: land prices, the cost of real estate development, national economic development level, and the residents income level, urbanization level, the actual sales area of housing, consumer price index and the sales price is positively related, the actual development area and sales price is negative correlation。 Among them, the Lanzhou housing prices have a greater impact on the level of residents' income, urbanization level。 The established models are as follows:
