摘要随着我国经济的逐渐增长，房地产经济在其发展之初建立了以居民生活使用为基础的经济发展模式，对我国市场经济中的房屋经济进行发展，并且不断的进行市场开拓，从而有效的促进了我国房地产行业的发展。房地产企业在其发展过程中企业内部经济结构和企业价值受到市场环境以及企业发展方向的影响也会逐渐产生变化，且二者之间具有一定的相关性。资本结构在其形成过程中不仅会将企业自身的结构进行调整还会对我国市场整体经济结构造成一定的影响。因此，针对房地产企业资本结构与企业价值关系的研究具有研究意义和价值。本文中从其理论分析和实证分析两方面对其进行研究，以万科房地产为实证分析的案例，根据万科房地产企业内部资本机构现状对其与企业价值之间的关系进行详细的分析。45943

Abstract
With China's economy growing real estate economy at the beginning of its development was established with the resident life used for basic model of economic development, the housing economy of our country market economy development, and continue to open up the market and the development so as to effectively promote the China's real estate industry. 1.1研究背景及意义
近几年随着全球金融发展的持续升温，企业在面对市场经济结构发展的过程中不仅仅以单一的满足市场需求为调整方向，还会根据企业自身发展方向为需求，对其进行调整[1]。房地产企业的低迷是当前我国社会金融环境大背景下的常态，想要尽快打破这种局势必须对企业内部的资本结构进行调整，明确企业资本结构与企业价值之间的关系。这样才能够准确、有效的改善企业的发展，提升企业在激烈市场竞争环境中的竞争能力。房地产企业在我国金融行业发展中具有典型效应。因此，本文在该背景下，以房地产企业资本机构与企业价值之间的关系为研究对象，对其进行深入研究。
