摘 要：制定本文是以常州市新北区荣盛锦绣天地项目为例，根据房地产可行性研究的方法，结合各种研究资料，对该项目所在地区的经济环境、周边环境、发展规划等进行全面的分析研究，对项目的投资估算和基础数据进行测算，进行项目建设资金的筹措和使用计划，计算财务评价指标，进行财务评价。依据本文方案，项目总出让面积为104445㎡。经测算项目财务净现值为73041。78万元，项目财务内部收益率24。50%。通过财务评价以及研究分析，可以看出本项目在经济上具有较强的可行性。76362
