摘 要目的：了解老年人对住宅适老化改造的具体需求，分析老年人对住宅适老化需求的影响因素，为政府解决老年人居住问题制定对策等提供依据。方法：根据住房类型将老年人住房分为房改房和商品房两种类型，通过配额抽样的调查方法，共选取海曙区4个社区的250名老年人进行问卷调查，调查主要围绕老年人住房适老化改造意愿以及具体需求展开。结果：90。4%的老年人都愿意对住宅进行适老化改造；老年人住宅适老化改造意愿在年龄、文化程度、健康状况、住宅建成时间以及住宅居住面积这5个因素存在差异，差异均具有统计学意义（P＜0。05）；年龄、住宅建成时间和文化程度对老年人住宅适老化改造意愿有影响；老年人对于住宅适老化改造的具体需求集中于地面防滑、安装扶手、改善空间狭小问题、增加储藏空间、改善采光与照明、安装紧急呼救设备和改善容易积水问题。结论：老年人对住宅满意度不高，卫生间和厨房较为突出。老年人对住宅适老化改造需求强，大部分人都愿意对住宅进行适老化改造，其中年龄、住宅建成时间和文化程度对老年人住宅适老化改造意愿有一定影响。而老年人对住宅适老化改造的具体需求以基本需求为主。89719
Abstract Objective: To understand the specific needs of the renovation for elderly of old housing; to analyze the influence factors of the elderly demand for residential optimal aging; to provide the basis for the government to solve the housing problem of the elderly。 Methods: According to the type of housing, the elderly housing is pided into the housing-reform house and the commodity house。 Through the survey method of quota sampling, 250 elderly people were surveyed in four communities in Haishu district。 The main content of the survey is the willingness of elderly people to change the housing and their specific needs。 Results: 90。4% of the elderly are willing to transform their homes。 There are differences in the age, culture level, health, residence built in time and residential living space about the willingness of elderly people to change the housing, and the differences are statistically significant (P< 0。05)。 Age, residence built in time and culture level have an effect on the willingness of elderly people to change the housing。 The specific needs of elderly for residential optimal transformation focus on non-slip floor, handrails, large space, storage space, daylighting and lighting, emergency call equipment and drainage。 Conclusion: The elderly are not satisfied with the housing, and the bathroom and the kitchen is more prominent。 The elderly strong demand for residential optimal aging transformation, and most people are willing to residences on aging transformation。 The age, residence built in time and culture level have some influence on the willingness of elderly people to change the housing。 The specific demand of the elderly for residential optimal transformation is mainly based on basic needs。
