企业资本结构影响因素与优化问题研究以首开股份为例

摘要：房地产行业是我国经济增长的重要助力，近年来一直以较快的速度发展着，该行业的利润也是最高的，引起了大到国家、小到企业高管的高度重视。房地产行业因此也具有其独特的特性，对于它的资本结构的探讨更是意义非凡。本文以生命周期理论为基础，介绍了房地产企业的资本结构特性，旨在研究如何对企业资本结构进行优化，在这之前会对影响企业资本结构的因素进行分析，来决定企业更合理的融资安排。同时会以首开股份为案例分析，进行进一步的理解。目标是使企业达到最佳资本结构，增强盈利能力。90751

Abstract: The problem of capital structure is one of the important theoretical research value and practical significance of the study。 And the real estate industry's rapid development, make it become one of China's economic growth, has become one of the most profitable industry, the formation of its capital structure has its own unique characteristics。 The capital structure of enterprises is caused by more and more attention in the financial management。 This paper is based on the life cycle theory, from the start-up period, growth period, mature period, the development process of recession four stages of the capital structure characteristics, influence factors on corporate capital structure analysis, and discusses the optimization, to determine how to arrange financing can be more reasonable, the capital structure optimization, and ultimately enhance the market competitiveness of enterprises。
