摘要随着城市化的进程,我国的房地产行业正处于高速发展阶段,房地产业成为国民经济的重要行业。而在房地产开发项目中,设计阶段处于项目建设周期的中前期,是工程项目建设进入实施阶段的开始,具有很高的重要性。首先,设计质量对项目总体质量具有决定性影响。其次,设计阶段也是决定工程造价的主要阶段。再此,就工程项目进度而言,设计方案为制定项目控制性进度计划提供了基础条件,设计进度对项目进度影响也很大。因此设计阶段的管理对于整个项目来说至关重要。以往对工程设计的管理研究多是站在政府或是设计院的角度对设计工作进行管理,而站在开发商(业主)角度进行设计管理研究并不多,加强对业主设计管理工作研究,对促进房地产企业经营效益的提高,提高企业竞争力具有重要意义。51663
本文分析了国内外研究现状,在阐述了房地产项目开发设计管理的基本理论和房地产项目开发设计管理存在的问题的基础上,提出了业主方加强房地产设计管理的有关方法。这些方法包括:运用科学的理论和方法以及可行性研究的调查技术手段,有目的、有计划、系统地收集项目开发所在地房地产市场的信息资料,正确判断和把握房地产开发市场的现状及发展趋势,加强设计方案和设计发包管理等。以期为提高房地产项目效益提供有益的参考。

Abstract With the process of urbanization, Chinese real estate industry is in rapid development stage, the real estate industry as an important national industries.
