摘要:房地产贷款主要分为房地产开发贷款和个人购房贷款两类。房地产贷款在商业银行贷款中比重很大,因此商业银行房地产信贷影响着房地产市场的发展,也影响着房价。本文先是通过数据分析了我国商业银行房地产信贷发展的基本情况,然后选取商业银行房地产贷款余额对单位面积的房屋销售价格的影响的实证分析来验证商业银行房地产信贷对房价的影响。采用了描述性统计、相关性分析、单位根检验和多元线性回归模型得出商业银行房地产贷款余额对单位面积的房屋销售价格存在正向影响,即房地产贷款余额提高,单位面积的房屋销售价格也随之提高。然后从政府、房地产行业、商业银行等角度提出了相应的政策建议,促进我国房地产行业健康稳定的发展,稳定房价。26248 毕业论文关键词:房地产;商业银行;信贷业务;房价
Study on the Impact of Commercial Banks' Real Estate Credit on House Price
Abstract:The real estate loan is mostly made up with real housing developing loan and inpidual housing loan. Real estate loan accounted for most of the loan from commercial bank loan, so commercial bank real estate loan have an effect on the real estate market development, and also affect the housing price. This paper analyzes the basic situation of the commercial banks’ real estate credit development in China at first by data, and then selects the impact of commercial banks’ real estate loan balance on the unit area of housing sales price to verify the impact of commercial banks’ real estate credit on house price. It concludes that the commercial real estate loan balance makes a positive impact on the unit area of housing sales price by using descriptive statistics, correlation analysis unit root test and multiple linear regression model, which means that the real estate loan balance increased when the unit area of housing sales increasing. And then from the government, the real estate industry, commercial banks and other angles put forward the corresponding policy recommendations to promote the healthy and stable development of China's real estate industry, and also the stable prices.

我国商业银行房地产信贷对房价的影响研究
引言
房地产在我国一直是个很热门的话题,房地产活动中很重要的一个组成部分就是信贷业务,房地产活动中很重要的一个表现形式就是房价的变动。随着房地产行业的发展,我国信贷业务发展也很迅速。房地产信贷不但和商业银行的利益相关,更加会影响到人民生活水平和国家的经济发展状况。目前,我国的房价一直居高不下,房地产贷款占商业银行贷款的比重也越来越大。因此研究商业银行房地产信贷对房价变动的影响,找出减缓房价过热的措施或建议,是本课题研究的现实意义。
