摘 要1988年以后,我国住房制度进行了改革。中国综合实力的提高,经济的不断发展,使得人们的收入日益提高,更加注重生活水平的改善,房贷业务日益繁荣。我国各大商业银行因其具有风险小、收益时间长、社会效益明显的优点,不断将其发展壮大。但是,房贷业务的快速发展,其隐藏的风险也逐步显现。本文采用了定性和定量相结合的写作方式,使用统计数据、研究文献、比较、归纳等多种研究方法,借助金融学中的相关理论对在新常态下如何降低商业银行房贷风险,促进房地产市场与商业银行的稳健运行作了系统探讨。
本文共分为五部分,第一部分主要是引言部分,第二部分文献综述,第三部分是对我国商业银行房贷发展现状的讨论,第四部分对我国商业银行房贷风险及其影响因素进行分析,第五部分研究商业银行如何防范和化解相关风险。42640

Domestic Commercial Banks and mortgage risk prevention
Abstract
After 1998, China's housing system has been reformed. Improve China's comprehensive strength, the economy continues to develop, so that people's incomes rise, more focus on improving living standards, the mortgage business was booming. China's major commercial banks because of their low risk, long time benefits, social benefits obvious advantages continue to grow and develop. The rapid development of business, making it the hidden risk gradually. In this paper, a qualitative and quantitative manner, using statistics, literature, comparison, induction and other methods, by means of the relevant finance theory in the new normal commercial banks how to reduce mortgage risk, and promote the real estate market and commercial banks the stable operation of the system were discussed.
This paper is pided into five parts, the first part is the introduction, the second part of the literature review, the third part is a discussion of the development of national commercial bank loans, the fourth part of our commercial bank loans and risk factors were analyzed, the fifth part of commercial banks on how to prevent and solve the associated risks.
