摘要:众筹筑屋是互联网时代的一个新型的房地产形式。房地产企业在建设前发起众筹,为房屋建设阶段提供低成本资金,降低运营成本和风险,同时提前锁定一批有购房意愿的顾客,降低销售成本,认筹者可以享受一定折扣,互利互惠,并且有利于降低房价。在建房规划设计中,需考虑许多因素,如开发资本、税率、容积率、预期收益等。按照我国相关政策,不同种类的房型的容积率、开发资本、开发费用在核算的要求都有差异。为最大满足参筹者的购置欲望,将投资回报率在25%以上当作一个约束条件,建立最大满意率的非线性规划模型中进行求解,从而得到执行项目的建设计划方案。 84785
The Research of Crowd Funding Based on Nonlinear Model
