摘 要：廉租房具有社会福利性，而这个特性带来了廉租房住宅小区租户的特殊性，租户们大多是经济困难的群体，对物业管理没有一定的认知，甚至连物业管理费都不及时交纳，或者缺乏交纳物业管理费的理念，干脆不缴纳物业管理费，这些问题导致廉租房小区物业管理存在诸多问题，毕竟物业管理企业是一个盈利性质的组织，没有充足的管理费，一些服务就得不到实施，设施也得不到妥善的修护，在影响了自己的生活的同时，也给别人带来了不便。本文从廉租房的内涵分析入手，着重分析了我国廉租房住宅小区物业管理存在的问题，并针对这些问题提出进一步完善的建议。78689

Abstract：The feature of low cost housing with social welfare brought about the particularity of residential tenants who live in the low-cost rental housing。Most of the tenants belong to the group with economic difficulties。They don’t have a certain cognizance on the property management。So usually they lack of the awareness of playing property management fees,or delay the payment ,even refuse to pay the property management fees。These problems result in more questions with low-cost housing residential property management。As we all know,the property management enterprises is a profitable organization。Once there is no adequate management fees,it can’t go on the implement on the management service,including facilities repaired properly。For the tenants,not only will affect the living of themselves,but also bring the inconvenience to others as well。From the analysis on the connotation of the low-cost housing,this paper analyzes the existing problems regard property management of low-cost housing residential estates in our country,and put forward relevant suggestions for further improvement

1 前言
廉租房是指出租价格比较低廉的房子，其目的并不是为了收益，而且廉租房是由国家政府筹集资金建设的，设备齐全、规格适当的保障性租住房，是只租不卖的，只要收入低下，住房困难，满足城镇居民最低生活保障标准的居民都可以租用。廉租房的主要分配形式是以房租补贴为主，同时还有实物配租的、租金减免两种形式。因此，廉租房的租住人群相对较复杂，主要是些经济困难者，甚至可能连物业管理费都交纳不及时，或干脆就没有交纳物业管理费的概念。这就造成了廉租房租户的居住环境恶化越来越严重，包括公共设施无人维护，乱搭乱建无人制止等，这些情况严重影响了廉租房租户的生活。因此，廉租房的物业管理问题的改善刻不容缓。 我国廉租房住宅小区物业管理存在的问题及对策:http://www.youerw.com/guanli/lunwen_90746.html
