摘要：随着社会的经济快速发展，城市交通的发展也越来越发达，轨道交通是城市交通中最常见的体现之一。在当今高速发展的社会，人们对轨道交通的利用率越来越高，随之其带来的影响也越来越受大家的关注。本文简要介绍了课题研究的目的和意义，通过查阅了大量文献资料，对国内外研究现状进行了分析。论文研究分析了商品住宅价格及其影响因素，系统介绍了上海市轨道交通建设及房地产市场发展概况，结合上海轨道交通17号线建设情况，研究分析了上海轨道交通17号线的建设与青浦商品住宅价格的变化关系，并通过一元线性回归模型进行分析。研究得出：轨道交通对青浦房地产价格是有一定的影响，并增加了青浦房地产的价值；轨道交通对房地产价格的影响中，两者间的距离占影响的很大比重，最后，对未来的城市商品房与轨道交通配合建设的展望。72167

The Impact of Shanghai Rail Transit Line 17 on Qingpu Real Estate Price
Abstract：With the rapid economic development of society, the development of urban traffic is more and more developed, rail transit is one of the most common manifestations of urban traffic。 In today's high-speed development of society, people on the use of rail transit is getting higher and higher, followed by its impact is also more and more attention。 This paper briefly introduces the purpose and significance of the research, through the access to a large number of literature, the status quo at home and abroad were analyzed。 This paper analyzes the price of commercial housing and its influencing factors, introduces the construction of rail transit and the development of real estate market in Shanghai。 Based on the construction of Shanghai Rail Transit Line 17, this paper analyzes the construction of Shanghai Metro Line 17 and Qingpu Commodities Residential price changes, and through a linear regression model for analysis。 The study shows that the rail transit has a certain influence on the real estate price of Qingpu and increases the value of Qingpu real estate。 The influence of rail transit on real estate price has a great influence on the distance。 Finally, Prospects for the Construction of Urban Commercial Housing and Rail Transit。
