    摘要知识管理近年来已成为国内管理学界讨论的热点话题,企业管理者也逐渐关注如何实施知识管理战略,来提升企业核心竞争力。怎样合理运用知识管理方法将企业获取的外部知识资源内化为企业的知识资本,为构建企业核心竞争力累积知识基础,成为企业亟需解决的问题。50630

    房地产企业作为我国的支柱产业,经过数十年发展,正处于国家政策转变的关键时期。在知识经济时代,房地产企业必须认清知识是增强企业竞争力的根本来源,并将知识管理融入传统管理方式中,构建提升企业核心竞争力的知识管理系统模式,才能在激烈的市场竞争中保持持续稳健的发展。

    目前对知识管理和核心竞争力的理论研究尚且不足,将两者结合起来的研究也不多见,能成功运用知识管理战略提升企业核心竞争力的实践更加稀少。本文在研究相关领域文献的基础上,从知识管理和核心竞争力的理论出发,运用定性分析法,深入剖析了知识管理和核心竞争力的本质关联,重点分析了房地产企业核心竞争力构成要素中的知识基础,以及知识管理对提升核心竞争力的导向作用,并建立了房地产企业核心竞争力模型。在此基础上,从知识管理战略、技术平台、企业文化、组织结构、绩效评估和人力资源管理等方面入手,构建房地产企业知识管理系统模式。最后结合万科集团案例,分析房地产企业如何成功实施知识管理战略。

    Abstract Knowledge management has become a hot topic of academic discussion of the management in China in recent years, the managers of the enterprise also gradually pay attention to how to implement knowledge management strategy, to enhance the core competitiveness of enterprises. How rational use of corporate knowledge management method to get into external knowledge resources within the enterprise intellectual capital to build the core competitiveness of enterprises accumulated knowledge base, become an urgent problem.

    The real estate business as a pillar industry in China, after several decades of development, is in a critical period of national policy changes. In the knowledge economy, real estate enterprises must recognize the fundamental source of knowledge is to enhance the competitiveness of enterprises, and the knowledge management into the traditional management mode, construction mode of knowledge management system to enhance the core competitiveness of enterprises, in order to maintain the sustained and stable development in the fierce competition in the market.

    Current knowledge management and core competence theory are not enough, combine the two studies are also rare, successful knowledge management strategies to enhance the core competitiveness of enterprises practice more scarce. Based on the research on the basis of related literature, from the knowledge management and core competence theory, and using qualitative analysis method, a deep insight into the essence of knowledge management and core competitiveness, focus on analysis of the real estate enterprise's core competitive elements of knowledge base, and guiding role of knowledge management to improve core competitiveness, and set up the real estate enterprise's core competitiveness model. On this basis, from the aspects of knowledge management strategy, technology platform, enterprise culture, organization structure, performance evaluation and management of human resources, construction of real estate enterprise knowledge management system model. Finally, Vanke Group case, analyzing how the successful implementation of real estate enterprises knowledge management strategy.
