摘要近年来,随着城市化进程的逐渐加快,我国住宅小区群体中涌现出了大量的高层住宅,高层住宅一方面改善了城市面貌,另一方面也缓解了我国人多地少的现状,对于城市的发展有着积极的意义。然而高层住宅与普通住宅在高度上所凸显出的差异性以及其他一些特有的特征,使得它的物业管理成为一大难题,也给本身就处于微利或潜亏状态的物业企业带来了更多的压力[1]。因此,本文将采用问卷调查的研究方法,全方位多角度了解高层住宅小区物业管理的现状和出现的问题,并针对这些问题找出原因和提出合理可行的解决措施,从而使得高层住宅的物业管理朝着业主和企业共同期望的方向发展。72306

Analysis and Decision-making Research on the Property Management of Urban High-rise Residential Quarters
Abstract In recent years, with the rapid advancement of the city urbanization, there is a large number of high-rise residential appearing among the residential groups。On the one hand, the high-rise residential is improving the appearance of the city。On the other hand,it also alleviates the basic condition of China that named large population and inadequate land。In general,it is of great significance for the development of the city。However, the differences between high-rise residential and common residential in height and other unique characteristics of high-rise residential make its property management become a serious problem, which also puts pressure on property management companys which are in a small profit or hidden loss state[1]。 In view of this, this paper will use the method of questionnaire survey to study the present situation and the existing problems of the high-rise residential’s property management omni-directionally,multi-angularly。And then we can find out the reasons and put forward corresponding solving measures according to the above problems in order to let the high-rise residential’s property management develop towards the direction that the house owners and the property management companys expected。
