摘要本设计为镇江市某房地产开发项目环境影响评价,项目所在区域为长江下游段。项目的用地面积一共是49000m2,建筑面积(含地下)一共是120000m2。
项目主要建设内容包括住宅用房、商业用房、和公建等设施。地面以上的建筑面积一共为104000m2,地面以下的总建筑面积16000m2,住宅总户数820户。
拟建项目的环境影响评价工作按照《环境影响评价技术导则》规定开展。首先进行工程分析,明确评价的标准和范围,并且确定不同阶段的评价因子;其次,对评价范围内环境现状进行调查和质量评价并且进行水、气、声、固等单项环评;再次,对环保措施的可行性进行分析并提出项目实施环境监测的建议。最后,得出项目环评结论并给出建设性建议。81527
从理论上来讲,在施工期和运营期有针对性地采取特定环保措施,能够有效的降低污染物对环境的影响,因此,以环保的出发点看,此项目是可行的。

Abstract The design is for a real estate development project environmental impact assessment in Zhenjiang。 The project is located in the lower reaches of the Yangtze River。 The project has a total planning land area of 49000 meter square, with the total construction area of 120000 m2(including the underground)。
Residential buildings, commercial buildings and public construction are the main contents of the project, which the total construction area on the ground of 104000 m2 and the underground with a construction area of 16000 m2,the total number of residential households is 820。
Environmental impact assessment of the proposed project will be carried out in accordance with the "Environmental Impact Assessment Technical Guidelines"。 First of all, engineering analysis should be carried out, and clear evaluation criteria and scope。 Secondly, conduct investigation and quality evaluation of the present situation of the environment in the evaluation area and carry out the water, gas, sound, solid and other single EIA; Then, analyze the feasibility of environmental protection measures and put forward suggestions on the implementation of environmental monitoring。 Finally, come to the conclusion of the project EIA and give constructive suggestions。
Theoretically speaking, as specific environmental protection measures are taken in the construction period and operation period, the impact of pollutants on the environment can be effectively reduced。 Therefore, based on the starting point of environmental protection, this project is feasible。
