摘 要：在房地产开发过程中，可行性研究是项目开发建设的重要阶段。它可以提高投资决策水平，降低建设风险，提高项目利润率，是项目决策的重要依据。本文是以淮安市淮阴区广城尚书房项目为例，根据房地产可行性研究的方法，结合各种研究资料，对该项目进行全面的分析研究，对项目的投资估算和基础数据进行测算，进行项目建设资金的筹措和使用计划，计算财务评价指标，进行财务评价。依据本文方案，项目总出让面积为201736。45㎡。经测算项目财务净现值为2924。92万元，项目财务内部收益率19。12%。通过财务评价以及研究分析，可以看出本项目在经济上具有较强的可行性。78980
