摘要:随着国民经济的不断发展,我国的住宅开发产业正处在迅猛发展的阶段,但是在住宅开发中蕴藏着大量复杂的风险而我们开发的决策者和管理者的风险意识还很淡薄、行业的管理水平还相当低,因此这将给开发商带来巨大的损失,并造成社会资源的浪费。本文对目前商品住宅市场的商品住宅开发过程中产生的风险因素进行重新分类,在此基础上建立城市商品住宅开发风险的评价体系,提出了城市商品住宅开发风险的一般应对手段。最后以安徽一个商品住宅项目为例,运用上文建立的商品住宅开发风险评价体系对其进行分析,从而提出应对项目风险的建议性措施。达到利用理论指导现实的目的,减少商品住宅开发风险,进一步稳定房地产市场发展,恢复房地产开发商的投资信心,保证房地产市场的正常有序发展。80859

Abstract:With the continuous development of national economy, residential development of the industry in China is in rapid development phase, but contains a large number of complex risk in housing development and the development of decision makers and managers we risk awareness is still very weak, industry management level is quite low, so it will bring great loss to developers, and cause the waste of social resources。In this paper, the current commodity residential market risk factors for the development process of the commodity residential house to classification, based on the evaluation system of urban commodity residential development risk, put forward a general means of urban commodity residential development risk。Finally in anhui a commodity residence project, for example, using the above established a risk evaluation system for the development of the commodity residential house to analyze it, so as to put forward proposed measures to deal with project risks。Achieve the purpose of using theory to guide the reality, reduce the risk of commodity housing development, further stabilize the real estate market development, restore confidence to the real estate developers investment, ensure the normal and orderly development of the real estate market。
