摘要：随着房地产市场的不断发展，竞争日渐激烈，房价也只攀不降，对于开发商来说，如何制定出顾客接受，市场营销顺畅的价格是在如今房地产市场中获得收益的不可或缺的手段之一。本文就商品住宅定价存在的问题以及探讨定价策略的意义出发，对新开发项目的定价程序、影响定价的因素、常使用的定价方法以及针对市场采用的定价策略做出介绍和分析，并剖析定价策略实施的条件以及给予相关建议。为了更清晰的阐述新开发项目定价的整个过程，用案例进行分析，以帮助企业认识定价以及为如何选择适应市场价格波动的策略提供方向，以期增加利润，减少投资风险。81276

Discussion on pricing strategy of commercial housing development project

Abstract: With the continuous development of the real estate market, the competition increasingly fierce，prices are only increasing，for developers, how to develop customer acceptance, market marketing smoothly in the real estate market now is the price of one of the indispensable means of profits。 This article on the pricing of commercial housing problems and explore the significance of pricing strategy, pricing procedures, factors affecting pricing, pricing method often used for the new development of the market and the pricing strategies used by introduction and analysis, and analyze the pricing strategy implementation conditions and give relevant suggestions。 In order to illustrate more clearly the whole process of new development project pricing, analyzed by case, to help enterprises understand the pricing and provide direction for how to choose to adapt to the fluctuation of market price strategy, in order to increase profits, reduce the risk of investment。
