摘要:改革开放三十年来,我国房地产行业在为国民经济发展做出巨大贡献的同时,也表现出一系列的问题。人民的购买能力赶不上房价的增长,商品房供应结构与社会住房需求相脱节。本文运用相关理论方法,对影响房地产价格的成本,经济,政治,社会因素进行分析。最终得出房屋价格的稳定离不开国家对于房地产市场的宏观调控,房价的稳定有助于社会的和谐。国家在宏观调控中应慎用利率政策,规范金融机构对房地产业的信贷投放,调控建材市场,适当增加廉租房及经济房。

Analysis of China's real estate price and its influence factor
Abstract:Thirty years from the reform and opening up,China’s real estate industry had made a great contribution to the development of the national economy. At the same time it also showed a series of problems. Peoples’ purchasing power can not keep up with the growth of house prices The structure of real estate supply and housing demand disjointed This paper uses the relevant theory to analysis the impact to the real estate prices, by economy,political and social perspectives.Finally the housing price stability cannot do without the national macro-control and the stability of real estate market contributed to social harmony. Countries should use interest rate policy in the macroeconomic regulation and control carefully, regulate financial institutions for real estate credit, regulation of building materials market, appropriate to increase the low rent housing and affordable housing
