摘要:房地产投资基金(REITs)作为一种极具发展潜力的创新式金融投资工具,不仅可以为巨大的社会资本拓宽投融资渠道,也可以在一定程度上缓解我国目前房地产金融业面临的发展瓶颈。相较于国外的成熟发展,REITs在中国近几年才刚起步,随着2010年我国REITs天津和上海试点的启动,对REITs进行更深入的研究尤为迫切。
本文的主要研究对象为REITs模式,分别进行了REITs模式的路径研究和国内外REITs的收益研究,综合理论研究和实证分析对我国REITs的试运营提供政策建议,为发展我国房地产投资基金、拓宽房地产融资渠道等相关政策的制定提供参考依据,也为居民和机构投资者进行投资理财提供了实际的相关依据,具有重要的理论意义和应用价值。4919

Abstract: Real estate investment trusts (REITs) as a tool with great development potential of innovative financial investments, not only as a great social capital widening investment and financing channels, to a certain extent alleviate the bottleneck of the development of the real estate finance industry faces at present in China. Compared to the maturity of the foreign development, REITs in China in recent years have only just started, with the start of 2010 China's Tianjin and Shanghai REITs pilot, a more in-depth study of REITs is particularly urgent.
This article's main research object is the mode of REITs, respectively for the path of the REITs mode research and research in domestic and international REITs returns, comprehensive theoretical research and empirical analysis to test operation of REITs in China to provide policy advice, for the development of China's real estate investment fund, broaden the financing channels of real estate to provide the reference basis for the establishment of related policies, and also for residents and institutional investors to invest money provides practical evidences, has important theoretical significance and application value.
